Terms of Use

1. General

1.1. The "Israel for Israelis" website (the "Site" or "Service") is operated by N.L.T.N Ltd., company no. 512932443, HaOrgim 13, Ashdod, Israel (the "Operator").

1.2. Using the Site — browsing, creating an account, publishing a listing or sending an inquiry — constitutes acceptance of these Terms and the Privacy Policy. If you do not agree, please do not use the Site.

1.3. Plural forms are used for all genders.

1.4. The Hebrew text of these Terms is binding; this English translation is provided for convenience only.

2. Nature of the Service

2.1. The Site is an advertising platform: Israelis who own property abroad ("Owners") publish listings, and Israelis seeking a holiday or long-term rental ("Inquirers") send them inquiries.

2.2. The Operator is not a real-estate broker and is not a party to any transaction. It does not negotiate, arrange or intermediate the rental, does not recommend prices, is not a party to the lease, holds no funds and charges Inquirers nothing. The service the Operator provides to Owners is advertising the listing and delivering inquiries — not brokerage.

2.3. Price, contract, payment, deposit, cancellation and key handover are agreed directly between Inquirer and Owner, at their sole responsibility.

3. Accounts

3.1. Account-based services are for persons aged 18 or over.

3.2. Sign-in is by email and password. You are responsible for keeping your password confidential and for access to your mailbox.

3.3. One account both lists properties and sends inquiries; the choice you make at sign-up is only a starting point.

3.4. You undertake to provide accurate, current details — in particular a phone number and email address at which you can be reached.

4. Owners

4.1. By publishing a listing you declare that you own the property or are lawfully authorised to list it, and that all details and photos are accurate and infringe no one's rights.

4.2. You are solely responsible for the legality of letting in the property's country, including licensing, registration, taxes and insurance.

4.3. Address. You confirm that the address you provide is accurate. It is never shown on the Site; visitors see the city, the neighbourhood and an approximate location only (about a 1 km radius). The exact address is released to an Inquirer only after you approve their inquiry.

4.4. Publication and review. A listing you publish goes live immediately. The Operator may, at any time after publication, review a listing, hide it, reject it or ask you for more information — and will give you the reason in writing. The Operator may introduce pre-publication review in the future.

4.5. You may edit or hide your listing at any time from your dashboard. A hidden listing is not shown to visitors; to have a listing deleted entirely, write to support@nltn.co.il.

4.6. Translation. Listing content is machine-translated only on an explicit request — yours (as a draft for you to edit) or an Inquirer's (to read). Machine translations are labelled as such. You are responsible for the content in the language you wrote it in.

5. Inquiries

5.1. Sending an inquiry is free, non-binding, and possible without an account.

5.2. Until the Owner approves your inquiry, they see the name you entered, your dates, party size, message and contact preference — not your phone number or email.

5.3. When the Owner approves: the Owner receives the Inquirer's phone number and email; an Inquirer who used an account receives the Owner's phone number and email, the exact address and the check-in notes.

5.4. An Inquirer without an account receives no automatic notice; the Owner contacts them directly using the phone number or email given in the form.

5.5. Owners may approve or decline an inquiry at any time. The Operator does not guarantee a reply and sets no time after which an inquiry closes by itself.

5.6. Contact details obtained through the Site may be used only to communicate about that specific property and inquiry — never for marketing or onward transfer.

6. Owner fees

6.1. The Site is always free for Inquirers. Publishing a listing is free.

6.2. An Owner pays an advertising fee for the reveal of an Inquirer's contact details: when the Owner approves an inquiry, the Inquirer's phone number and email are revealed to them (a "lead"). The price is shown on the approve button before you click, and the charge is created only after the Owner's explicit approval. Approval — not receipt of the inquiry, and not a completed deal — is the billable event.

6.3. A repeat inquiry from the same Inquirer for the same property within 30 days of a charged lead is not charged again.

6.4. Charges accumulate into a monthly invoice; VAT is added as required by law. Owners can see their charge log and invoices in the dashboard.

6.5. Pilot period. During the pilot, charges are recorded and shown to the Owner but not collected. The Operator will notify Owners in advance, on the Site and by email, before collection begins, and an Owner who does not wish to continue may hide their listings beforehand.

6.6. A revealed lead is non-refundable, except in the case of a technical fault or a double charge. An Owner who believes they were charged in error may write to support@nltn.co.il with the inquiry reference (it starts with IL-); the Operator will review the request, and every credit is recorded with its reason.

7. Prohibited uses

You may not: publish false or misleading information; list a property you have no right to list; send inquiries that are not genuine or on someone else's behalf; harvest users' details; circumvent the approval mechanism or attempt to obtain contact details not released to you; upload offensive, discriminatory or unlawful content; or harm the Site, its infrastructure or other users. The Operator may remove content, hide listings and block accounts that breach these rules. See also the Community Guidelines.

8. Reviews and reports

8.1. Only a person whose inquiry for that property was approved or completed may review it. Reviews are public and show the reviewer's name and photo.

8.2. Anyone may report a listing to the Operator. Reports are reviewed and may be acted on; they are retained as the evidence behind decisions and are not deleted.

9. Limitation of liability

9.1. The Operator does not inspect properties and is not responsible for the accuracy of listings, the condition of a property, the parties' conduct, payments between them, or any damage arising from their dealings.

9.2. Safety advice: verify the other party's identity and the property's existence (for example by video call); sign a written contract; transfer no money before verifying; be wary of pressure to pay immediately, by irreversible transfer, or outside the channels you agreed on.

9.3. The Service is provided AS IS. The Operator does not guarantee uninterrupted or error-free operation.

9.4. Except where the law forbids limiting liability, the Operator's total liability to a user, on any ground, shall not exceed the amount that user paid the Operator in the 3 months preceding the event.

10. Cancellations and disputes between the parties

The Operator is not a party to any booking and has no cancellation policy of its own. Cancellation, refund and deposit terms are a matter between Owner and Inquirer and should be agreed in writing before any payment. The Operator does not mediate disputes and holds no funds.

11. Intellectual property

The Site's content, design and code belong to the Operator. An Owner who uploads photos and descriptions grants the Operator a licence to display them on the Site, translate them at a user's request, and use them to promote the Site for as long as the listing is active.

12. Termination and changes

12.1. You may ask to close your account at any time by writing to support@nltn.co.il. There is currently no self-service account closure in the dashboard; requests are handled manually.

12.2. The Operator may update these Terms and the Service. Material changes are announced on the Site in advance, and the last-updated date appears at the top of this page.

13. Governing law and jurisdiction

Israeli law exclusively governs these Terms. The competent courts of Ashdod have exclusive jurisdiction.
